Council
You may have had a phone call or a card dropped in your letter box from the council advising about a complaint and/or unauthorized building work.
Council may have performed a site visit and inspection and/or maybe you received a Show Cause Notice or worse if you have left the project without action too long, an Enforcement Notice.
If you have received any of these you must take action. The choice is to have the unauthorized building work retrospectively certified or remove the building.
Of course the latter in most cases is not an option, however the path of certification also comes with many challenges and there is no guarantee of a successful outcome. Your application may be denied costing many thousands of dollars all for no positive outcome of certification.

Certification
This is often a very loosely used word in the building industry and unless you are an expert in multiple levels of certification knowledge and construction terminology you may find yourself out of pocket of your hard-earned cash and very frustrated going around in circles.
Certification is all about compliance with many different government regulation layered on top of each other. Certification is not about just one individual, it’s about many layers of people and businesses with different types of qualifications and ideas. There are also many layers of federal, state and local government Acts (regulations). To achieve a certification you will require a whole team of experts and with various qualifications that you as the homeowner will have to manage yourself without the knowledge or expertise of certification.
This brings me to another point that you should be aware of: a quick way for your application to be denied is when a current building regulation is applied to your retrospective building certification application and shouldn’t be. Approvals
Before commencing construction of most types of residential and commercial building works, a building approval (also known as a building permit) is required. This can include but not limited to extensions, decks, carports and sheds ect.
Although there are cases where a building approval is not required, it is important to discuss this with a qualified professional (not just the carpenter or handyman doing the work), as the fines for non-compliance can be significant. Also, The cost of building works being certified after construction will outweigh the cost of certification pre construction.

Retrospective Building Certification
What is a retrospective? It’s when building work has been constructed without the required building permit. This means the building work is unauthorized building work and needs to be approved after the construction or during construction whichever stage you are up to.
