About Queensland Retrospective Building Services

Specialist management for difficult existing-building approval matters.

Varazz Pty Ltd trading as Queensland Retrospective Building Services helps property owners investigate and progress unapproved, as-constructed and incomplete building approval matters across Queensland.

Forensic construction and certification management

One coordinated view of the property, the records and the work that exists.

Existing-building matters can become fragmented between council records, old approvals, building plans, engineers, planners, inspectors and private certifiers. QRBS brings those pieces into a practical owner-side pathway.

The work starts by identifying the real problem. A property may need a new retrospective approval, finalisation of an existing approval, additional evidence, rectification, or a response to council correspondence. Those are different problems and should not be treated as though they have one automatic solution.

QRBS commonly coordinates

  • Property and council-record investigations
  • As-constructed plans and supporting evidence
  • Engineers, planners and other specialist consultants
  • Building applications and private-certifier information requests
  • Rectification evidence, inspections and finalisation
  • Council recording of the relevant approval documents

Clear professional roles

QRBS coordinates the pathway. The private certifier makes the statutory certification decisions.

QRBS is not the private certifier. QRBS works for the property owner to investigate the matter, organise the documents and consultants, prepare and manage the building application pathway, and coordinate with an appropriately engaged independent private certifier.

For a privately certified application, the private certifier independently assesses the application and supporting evidence. Council is generally the record keeper, although planning, plumbing or other council processes may also apply.

No approval outcome or completion timeframe is assumed. The result depends on the property, available evidence, building condition, required rectification and the decisions of the relevant professionals and authorities.

How QRBS approaches the work

Practical investigation before unsupported promises.

01

Start with evidence

Available plans, approvals, council correspondence, photographs and property history are reviewed before a pathway is proposed.

02

Separate the issues

Planning, building approval, inspections, final certification and council recording are identified as distinct parts of the matter.

03

Coordinate the specialists

The owner receives one managed flow of information across the relevant consultants and independent private certifier.
